Our Story
Upper Residence Property Ltd was founded by husband and wife team, Silvino and Neida, they first developed their interest in property while studying at university, where they both lived in shared houses and HMOs. Like many students, they experienced the same recurring frustrations: high rents paired with inconsistent maintenance, poorly presented communal areas, and communication that often felt slow or transactional.
But the issue wasn't only operational.
It was a lack of listening.
Tenants would raise concerns about repairs, cleanliness, or basic comfort and often felt unheard. Small issues lingered. Standards slipped gradually. What should have been simple to resolve became unnecessarily drawn out.
Those experiences stayed with them.
Over time, conversations about what wasn't working turned into a shared belief that shared accommodation could be run differently, with clearer structure, better presentation, and genuine attention to what tenants actually need to live comfortably and responsibly.
After completing their degrees and later becoming landlords, they encountered the industry from a different angle. Paying managing agents while still feeling a lack of visibility and control reinforced the same conclusion: without clear systems and accountability, performance becomes inconsistent.
It wasn't a lack of demand in the HMO sector.
It was a lack of operational discipline.
Upper Residence was founded to close that gap.
Based in Worcester, the company was built around structured oversight, consistent standards and proactive management. The focus is not simply on keeping rooms occupied, but on ensuring properties are organised, compliant and commercially stable over the long term.
Having experienced shared accommodation as tenants and later managed it as landlords, Silvino and Neida understand both sides of the equation. That dual perspective continues to shape how Upper Residence operates today, with clarity, consistency and a steady approach to long term performance.
